Double Registration of Leases in Brussels Starting January 2025: What You Need to Know
Are you a property owner in Brussels or considering a rental investment in the capital? A new administrative requirement will take effect in January 2025: leases will need to be registered twice.
🏛 A Regional Reform… and a Federal Obligation
Since April 2024, a regional reform has required property owners in the Brussels-Capital Region to register leases — including annexes and the initial property inspection report — in an electronic register managed by Brussels Housing. The goal is to enhance transparency and formalize rental contracts.
But that’s not all. This new obligation comes in addition to the existing federal requirement to register leases.
An appeal has been filed with the Constitutional Court to annul the regional reform. However, until a ruling is issued, both obligations coexist. In practice, this means that all new leases signed from January 2025 onwards must be registered twice:
• At the regional level, via the Brussels Housing platform;
• At the federal level, as has already been required until now.
